Snow on a roof above a gutter in winter
Fall River, Massachusetts

We stop Fall River ice dams from leaking into top-floor apartments

Fall River climbs from the Taunton River and Mount Hope Bay up toward the Watuppa Ponds, and most of its housing was built tight on those slopes. Triple-deckers and multi-families stand a few feet apart, so the houses shade each other and the low winter sun barely reaches some roofs. Snow on those shaded sections stays frozen, while heat from the top-floor apartment keeps melting it from underneath.

Many triple-deckers have flat or low-slope roofs that drain to one gutter or outlet at the back of the building. When that outlet freezes, meltwater pools on the roof with nowhere to go. In the Highlands, larger older homes have the opposite shape: steep roofs, dormers, towers and valleys that funnel snowmelt into a few short stretches of gutter. Different houses, same result: water backing up into the top floor.

Ice dams on tall buildings are not a job for a stepladder and a hammer. We remove them by hand, carefully cutting channels through the ice so the trapped water can drain into the gutter and down the downspout, without cracking shingles or tearing loose a three-story gutter run. Then we can open frozen outlets and downspouts and install heat cables where the ice returns every winter. Call (508) 399-7600.

Why ice dams form on Fall River homes

Houses shading houses

On Fall River's crowded hillside streets, neighboring triple-deckers block the low winter sun. Shaded roof sections hold snow and ice long after the street melts, and that frozen edge is where meltwater from warmer areas stops and backs up.

Low-slope roofs with one outlet

Many triple-deckers drain a flat or low-slope roof to a single gutter or outlet at the rear. If that spot freezes, water ponds on the roof and works its way into seams and flashing over the top-floor apartment.

Highlands dormers and valleys

Larger homes in the Highlands have steep roofs broken up by dormers, valleys and towers. Snow piles in the valleys and against dormer walls, and the meltwater funnels into short gutter runs that freeze quickly.

Hilltop wind

Fall River's hills sit open to wind off Mount Hope Bay and the Watuppa Ponds. Storms strip snow from exposed roofs and pack it into drifts on the lee side, loading one eave with far more snow than the rest.

How we handle ice dams

Careful work by hand, then a plan so they don't come back.

Channels cut by hand

We carefully cut channels through the ice dam so the water trapped behind it can drain off the roof and out through the gutters, without tearing into the shingles.

Heat cables

Roof-edge and gutter heat cables keep a path open for meltwater in the spots that ice up every winter.

Clear gutters before winter

Packed gutters hold water that freezes solid. A fall gutter cleaning, or gutter guards, lets meltwater drain.

Keeping ice dams off your Fall River building next winter

For a triple-decker, start with the drains. Have the gutters and the rear outlet cleaned out in late fall and make sure every downspout runs clear to the bottom, since one frozen elbow can back up an entire roof. Roof and gutter heat cables along the rear gutter, the outlet and any shaded eave keep a path open on the coldest nights. A gutter guard keeps leaves and grit out of a gutter that is hard to reach. For owners, insulating and air sealing over the top-floor apartment is the long-term fix; that is a job for an insulation contractor, not us.

Paul K.Customer review

One section of my gutter system had a hole in it. Mr. Gutter had great reviews, so I called them. They were very quick to respond, I sent a photo, and within minutes they gave me a reasonable quote to replace it. It was just replaced, they were very pleasant, would definitely use them again, highly recommend!

Easy to schedule. They came out within a few days and did a great job. I can tell because the nor'easter hit us two days later!

Frequently Asked Questions

Can you remove ice dams on a Fall River triple-decker?
Yes. Triple-deckers and multi-families make up a lot of Fall River, and we remove ice dams on them by hand, cutting channels through the ice so the water can drain into the gutter and downspout. Send a photo of the roofline taken from across the street with the estimate form so we can see what we are dealing with.
Why is water coming into the top-floor apartment?
Most likely ice is holding meltwater at the roof edge or around a frozen outlet, and the water is working back under the roofing. Heat from the top-floor unit keeps melting snow above it, so the leak usually shows up there first. The ice needs to come off so water can drain, and then the cause gets fixed, often with heat cables.
My Highlands house has dormers and valleys. Why does ice build around them?
Snow slides into valleys and piles against dormer walls, so those spots hold the most snow on the roof. As it melts, the water funnels toward short runs of gutter that freeze first. That is why ice often shows up at the bottom of a valley. Heat cables in the valley and along that eave keep it draining.
Do heat cables work on a three-story house?
Yes. Height doesn't change how a heat cable works. It keeps a channel open along the eave, in the gutter and through the downspout so meltwater can leave the roof. On a triple-decker, the rear gutter and outlet are usually the most important spots to cover. We install roof and gutter heat cables throughout Fall River.
